OFFICIAL TITLE:                          Maintainer III, Custodial Supervisor

SUPERVISION EXERCISED:       Maintainer II, Custodial Associates on shift and as assigned

General Statement of Duties:  The Maintainer III, Custodial Supervisor is responsible for performing routine maintenance tasks related to the cleanliness and upkeep of university buildings and building walkways. The incumbent serves as an immediate supervisor to subordinate staff. They train Maintainer II's on the proper techniques and procedures to perform the work. The Maintainer III approaches their role with a positive attitude and sets a strong example for their subordinates. They serve as the back-up to the APA supervisor and/or maintenance working foreman in their absence. They are responsible for collaborating with the APA supervisor which includes bringing work and safety concerns to the supervisor's attention as well as ensuring work is being completed per the supervisor's direction.

Responsibilities:

1. (E) Serves as an immediate supervisor to subordinate staff and trains staff on proper techniques and procedures.
2. (E) Serves as back-up to the maintenance working foreman or APA supervisor in their absence and as assigned. Collaborates with supervisors to ensure work is being performed well and safely. Brings items of concern to the attention of supervisors.
3. (E) Cleans any/all areas of university buildings including but not limited to offices, classrooms, bedrooms, lounges, corridors, walls, floors, windows, furniture, woodwork, toilets, bathrooms, showers, locker rooms, fixtures, etc., by washing, sanitizing, waxing, buffing, sweeping, polishing, dusting, and vacuuming; meets the university's standard for cleanliness in performance of duties.
4. (E) Operates powered cleaning equipment including but not limited to buffers, vacuums, and power washers, autoscrubbers.
5. (E) Moves furniture and materials in accordance with proper lifting techniques, as necessary.
6. (E) Reviews inventory of cleaning supplies in work area(s) and requests/attains additional supplies as needed.
7. (E) Empties waste receptacles including but not limited to waste barrels, garbage cans, and recycling bins. May be responsible for operating university vehicles and disposing waste in dumpsters.
8. (E) Shovels snow to maintain clear building walkways and stairs; spreads salt and/or sand as necessary.
9. (E) Makes general repairs of a simple nature, including minor repairs to cleaning equipment and replacing light bulbs.
10. (E) Properly secures cleaning equipment, cleaning equipment storage rooms, classrooms, offices, and buildings after use and in accordance with Facilities Operations guidelines.
11. (E) May be responsible for training new Maintainer II employees from time-to-time, as assigned.
12. (E) Inspects assigned work area(s) and notifies supervisor of areas or items requiring attention, such as leaking faucets, broken latches, damaged paint, etc.
13. (E) Periodically inspects cleaning equipment for wear and tear; notifies supervisor of concerns.
14. (E) Assists with delivering goods and moving materials when needed and as assigned.
15. (E) Participates in the on-call rotation, as assigned.
16. (E) Serves as designated essential personnel; responds to weather and other emergency situations as assigned.
17. (E) Performs all duties safely and responsibly.
18. (E) Demonstrates civility and professional, customer-service oriented behavior, worthy of emulation by other staff and students.
19. (E) Responsible for contributing to the WSU Strategic Plan.

• Knowledge of the terminology and standard abbreviations used in connection with groundskeeping.
• Knowledge of the proper care and maintenance of equipment used in groundskeeping.
• Knowledge of the types and uses of hand-held power tools such as chain saws, hedge trimmers, etc.
• Knowledge of the techniques followed in weed control.
• Knowledge of the types and used of pesticides.
• Knowledge of the procedures followed in pruning and cutting trees.
• Knowledge of standard storekeeping methods and practices, including the receipt, storage, issuance and delivery of varied stock items, including perishable goods.
• Knowledge of proper storage methods such as palatizing, binning, etc.
• Knowledge of the types and uses of materials handling equipment used in storekeeping.
• Knowledge of the standard methods and techniques for handling hazardous products and fragile, durable and perishable goods.
• Knowledge of the standard record keeping techniques and procedures used in storekeeping.
• Knowledge of the principles and methods of inventory control of supplies and equipment.
• Knowledge of standard procedures, methods and materials used in packaging materials and supplies for shipment.
• Knowledge of the various methods used in transporting goods, materials and equipment.
• Knowledge of the terminology, coding, symbols and standard abbreviations used in storekeeping.
• Knowledge of safety practices and procedures followed in building maintenance, custodial, groundskeeping and storekeeping work.
• Knowledge of the types and uses of small hand tools used in building maintenance such as pliers, hammers, wrenches, etc.
• Knowledge of the standard procedures followed in the storage of building custodial and cleaning materials.
• Knowledge of the methods and techniques used for the security of buildings and property.
• Skill in the use of small hand tools used in building maintenance, such as pliers, hammers, wrenches, etc.
• Skill in the use of hand-held power tools, such as drills, chain saws, and hedge trimmers.
• Skill in the use of a variety of motorized equipment, such as snow blowers, lawn mowers, forklifts, dollies, rototillers, etc.
• Ability to give oral and written instructions in a precise, understandable manner.

Preferred Qualifications:

• 1 - 3 years of supervisory experience.
• Strong work ethic and a willingness to learn.
• Experience in building custodial work.
• Valid scissor lift certificate, or ability to obtain one within probation period.
• Valid driving license.

This is a grade 13, step 1 non-exempt, full-time (40 hours/week), benefited AFSCME position. The bi-weekly salary is $1,932.56 (annual salary is $50,246.56). The shift is Monday- Friday, 6:00am- 2:30pm.
