Provides supervision and direction for all areas of the maintenance services department of the College to ensure proper upkeep of facilities, grounds and maintenance and repair of all buildings and equipment including heating, ventilating and air conditioning (HVAC), plumbing, electrical, carpentry, vehicle maintenance and control systems including management, planning, budget, and resource allocation for multiple Lexington campuses. Serves in a consultative capacity for all regional campus minor maintenance projects and in the lead capacity for major maintenance projects providing resources as needed.
General Administrative
- Provide leadership to the unit consistent with the mission of the college and the Kentucky Community and Technical College System (KCTCS) and in cooperation with other college administrators.
- Participate with the president and other college leadership in planning and assessing overall college operations and initiatives.
- Work with unit staff in developing and assessing the annual unit plans based on the college strategic plan.
- Support accountability and institutional effectiveness by developing, implementing, and assessing effective procedures that support college operations and foster student success.
- Provide leadership for the unit in participating in annual and biennial college-level budgeting.
- Develop and monitor an annual budget related to the goals and operational needs of the unit.
- Supervise staff including recommendations on hiring, orientation, coaching, evaluation, and supporting professional development.
- Participate in college and system organizational development activities including service on college or system committees or involvement in other initiatives as assigned.
- Participate in professional organizations and professional development.
Functional Area
- Provides leadership by developing and implementing effective work procedures and schedules and by evaluating work performance of maintenance personnel.
- Performs personnel management functions in collaboration with the dean of operations, vice president of finance and operations and the human resources department, including hiring, termination, performance evaluations, training, and recommendations for personnel actions. Works constantly to improve the skills, abilities, and knowledge of personnel by providing them with training on the compliance and application of rules and regulations, develops a short- and long-term training plan for new and current personnel.
- Develops, manages, reviews, and monitors the maintenance department budget and participates in college wide budget development.
- Establishes and implements deferred maintenance and preventive maintenance procedures for physical plant, equipment, and grounds program, and provides training to maintenance personnel on these procedures.
- Establishes and updates the deferred maintenance, preventative maintenance, minor renovations, and major renovations priorities lists and assists the dean of operations and the vice president of finance and operations with the capital strategic needs analysis.
- Ensures maintenance personnel receive required safety, blood borne pathogens, and hazardous waste training and ensures compliance and reporting.
- Works with KCTCS facilities management and contractors on approved renovation and deferred and preventative maintenance projects.
- Maintains the master key inventory for Cooper, Leestown and Newtown campuses.
- Receives job orders from faculty and staff and completes or assigns tasks to maintenance personnel.
- Plans and orders supplies, equipment and parts for proper maintenance of the physical plant. Reviews and ensures renewal, re-negotiation, or cancellation of vendor contracts such as uniforms, grounds and mechanical maintenance and garbage.
- Manages all maintenance budgets and submits properly completed and approved purchasing documents by established deadlines.
- Receives, delivers, and installs (as appropriate) equipment and tags equipment with KCTCS property identification numbers.
- Supervises and carries out programs pertaining to fire safety and health requirements which include personal inspections, tests, written reports and recommendations, and arranges for any necessary corrective actions. Including an annual maximum occupancy space audit.
- Maintains Material Safety Data Sheets program for maintenance personnel and ensures maintenance personnel receive annual training on these documents.

Minimum Education/Experience Requirements:
- Associate's degree (related field) and three years of related experience, or equivalent.
