GENERAL FUNCTIONS

This is a hands-on position that provides project management, planning, supervision and day-to-day direction to the College's maintenance, custodial, and grounds operations to ensure that the campus facilities, equipment vehicles and grounds, are properly inspected, repaired and maintained while ensuring compliance with regulatory requirements.

SPECIFIC RESPONSIBILITIES:

Supervise and evaluate the personnel performing the maintenance, grounds, and custodial/cleaning functions.  This will include helping the director with the management of each supervisor and senior position for each of the core groups within Buildings and Grounds.  This position will be expected to help develop a core leadership team for global problem solving.  Functions may also include helping with hiring and discipline.

Has direct responsibility for the operation and maintenance of the HVAC, electrical, plumbing and building related support systems and the maintenance function on campus.  These areas include Refrigeration, Alternative energy sources, Pool operation and maintenance, and Parts ordering for small and large projects.

Oversees all Commercial Cleaning Equipment repair, Employee Skills Training experience, Computer skills with Microsoft, Commercial Roofing/Leak repair, Energy Savings projects, Commercial Kitchen Equipment repair, Lighting, General Building and Building Envelope maintenance, Gas distribution and operation,  Project Management and scheduling, AutoCAD experience is preferred.

Assists the Grounds/Horticulture department with planning, equipment, and related functions.  Will oversee Sports Field maintenance, Concrete/Masonry/Asphalt projects.

Assists the Housekeeping/Custodial department to plan projects, processes, and coverage for college needs.

Operates equipment of various types and sizes for maintenance, grounds, and housekeeping purposes. 

Maintains history/service records on equipment. 

Initiates orders for equipment and supplies needed for maintenance of plant equipment.

Advise College personnel on repair of non-physical plant equipment.

Oversees approved facility modification and/or rehabilitation projects.

Responds to and schedules all reasonable work requests within the limitations of time and resources available.

Train individuals and small groups in trades operations and job related tasks.  Helps create development pathways for staff to enhance their careers and optimize potential of each person.

On call duties as assigned.

Act as Director of Buildings and Grounds in his absence.

Perform such tasks as assigned by the Director of Buildings and Grounds.

QUALIFICATIONS: 

Education

Associate's or Bachelor's degree required in Facilities Management, Business Administration or a related field

Experience

Minimum of 5 years' experience (3 years' with a Bachelor's) working in multiple trades/technical areas.  Supervisory experience and experience working within a college environment is preferred.

Knowledge, Skills & Abilities

Working knowledge and hands on experience for the following special skills areas are preferred:  HVAC, Building Management System Controls, Carpentry, Commercial/ Industrial Electrical, Commercial Plumbing and Piping systems, Fire/Sprinkler systems, Central Plant operations, Mechanical Trades, Metal welding/machining, Automobile/Small Engine Repair knowledge, Painting/refinishing.  Experience in purchasing and bids preferred.

Requires ability to effectively communicate with all groups and customers and balance the needs of the students, staff and college.  Must have a great desire to keep facilities at a top level of operation whiles creating a culture of safety.  Must be able to demonstrate a strong commitment to diversity. Is mindful of and develops accessibility solutions that can accommodate all individuals to use GCC facilities without barriers, both digitally and physically.

SALARY AND CONDITIONS OF EMPLOYMENT:

This is a year round, full time appointment at 35 hours per week and is compensated at a rate of $75,798.59/annual.  Salary, benefits and conditions of employment are as set by the GEA contract.  General hours worked are 6:00am-2:30pm.  Evening and weekend hours may be required.
