Detailed Job Description:

The Manager 2, Custodial Operations is responsible for the daily operation of all activities overseeing custodial services and supporting maintenance operations for the Academic District, encompassing approximately 6.3 million gross square feet. Ensures service excellence by prioritizing customer service, workplace safety, and custodial compliance while maintaining adherence to established scorecard metrics. Responsible for maintaining consistent, high quality, efficient, reliable, cost effective, clean and environmentally sound services for classroom, research, and administrative space. Directly supervises four managers and has indirect oversight of approximately 50 frontline custodial staff members. Works closely with front-line supervisors to manage performance of front-line custodial staff to identify and correct deficiencies prior to impacting customers. Sets goals with staff and monitors performance, manages contracted services and repairs, and participates in meetings as required. Manages annual budget and plans for future needs of the University.

Serves as the senior FOD leader on campus after regular business hours and is the point of contact for customers and stakeholders during those hours. Notifies Academic District senior leadership of emergencies and other service issues and keeps them updated on status to ensure that building coordinators and occupants are notified of and updated on issues impacting their facilities. This position plays a key role in the communication process and works with customers, staff and leadership to share information on services, occupant needs and building impacts.

This position primarily works second shift but requires flexibility to adjust hours and shifts as operational needs dictate. This position operates in a dynamic, fast-paced environment and requires physical mobility across multiple facilities and may occasionally engage in hands-on custodial tasks to support the team or during critical situations. In accordance w/ the Disaster Preparedness & University State of Emergency Policy 6.17 this position has been designated as an essential position. Will require successful completion of a criminal background check.

Education Requirements:

Bachelors degree in facilities management, business administration, or related field or equivalent combination of education and experience.

Minimum Qualifications:

Required: five (5) years of relevant experience required, eight (8) years preferred, in progressively responsible management positions, preferably in higher ed and/or union environment. Valid driver license required.

Strongly Desired: proven leadership and team management skills with the ability to motivate and develop staff. Strong organizational and administrative abilities, including budgeting, scheduling, and compliance monitoring. Excellent written and verbal communication skills across all levels of the organization to effectively interact with diverse stakeholders; strong problem-solving and decision-making skills; high level of technical competence related to custodial services and proficiency in custodial equipment, practices, and safety protocols; history of safe operation of equipment and vehicles; high standards of honesty, integrity, trust, openness and respect for individuals. Experience in work-loading assignments and strategic planning for operational flow and consistency. Experience with scorecard metrics and performance evaluation. Flexibility, good interpersonal skills, and self-direction. Proven ability to build a strong team. Ability to manage conflict effectively. Strong customer service skills. Working proficiency with basic Microsoft office software and other computer software. Comfortable with iPad use and CMS work management software.

This position will work a schedule of Monday-Friday from 5:45am-2:45pm.

Position requires a valid Drivers license.

The targeted salary range for this job profile is $58,700-$77,200 annually. The actual salary paid to an individual will vary based on multiple factors, including but not limited to, education, years of experience, internal equity, etc.
