Essential Duties and Responsibilities:
1. Perform routine, preventative and reactive maintenance, and repair on buildings, equipment, structures, and other amenities. 2. Responsible for minor repairs which may include; changing defective receptacles, ballasts, switches, outlets, light fixtures and bulbs, repair of valves, replacement of washers and gaskets, replacement of plumbing fixtures, replacing hinges, door closures, service door closures, replace floor tiles, caulk windows, replace glass and reset doors. 3. Erect and work from ladders, scaffolds, and similar devices. 4. Determine type of materials and supplies to be used. 5. Adapt commercially available materials to fit needs. 6. Document job time and materials used. 7. Keep facilities in a clean and presentable condition. 8. Work hours as needed for special events. 9. Perform related duties as assigned.
High School diploma. Three years' experience in commercial, industrial, or residential building maintenance. Must possess a valid driver's license.
Knowledge, Skills, and Abilities:
1. Skill in organizing resources and establishing priorities 2. Ability to foster a cooperative work environment 3. Knowledge of federal, state and local safety regulations, protocols, and/or procedures 4. Knowledge of organizational structure, workflow, and operating procedures 5. Ability to develop, plan, and implement short- and long-range goals 6. Employee development and performance management skills 7. Skill in the use of personal computers and related software applications 8. Ability to supervise and train employees, to include organizing, prioritizing, and scheduling work assignments 9. Ability to analyze budgetary expenditures for compliance with approved budget 10. Working knowledge of computer applications (including spreadsheets, word processing, and email)
Working Conditions and Physical Effort
1. Work involves moderate exposure to unusual elements, such as extreme temperatures, dirt, dust, fumes, smoke, unpleasant odors, and/or loud noises. 2. Light physical effort. Requires handling of average-weight objects up to 10 pounds or some standing or walking. Effort applies to no more than two (2) hours per day. 3. Work environment involves some exposure to hazards or physical risks, which require following basic safety precautions.
