Administrative responsibilities are 70% of the work:
Supervises in-house staff and contractors, manages work assignments, inspects work assigned for quality and completion, coordinates emergency repair work, schedules overtime and produces operational, energy consumption and other reports documenting system needs and performance.Â
Responsible for the operating budget of building automation systems managed by Facilities Services and the budget for energy monitoring function and support.
Evaluates staff and vendor performance.
Organizes and directs continuous and consistent training programs for staff and Journeyman Building Engineers.
Manages and coordinates shop purchases of outside materials and services required in the maintenance of University Building Automation Systems.
Researches, purchases, and administers the installation of new and replacement electronic and pneumatic parts and software programs and prove operations of the same.
Responsible for following and implementing standard operating procedures.
Responsible for the coordination of the Building Automation Shop with other shops within Facilities Services and with other Departments at the University.
Manage the utility (steam, condensate, chilled water) meter operations and maintenance program to ensure accurate and reliable utility metering.
Manages the development and implementation of the team's engineering and utility management plans.
Manages the planning and construction of utility infrastructure projects.
Technical responsibilities are 30% of the work:
Provides ongoing identification, research, design and implementation of control strategies for campus building HVAC systems to optimize energy and operational efficiencies.
Provides assistance in developing and implementing control strategies and maintenance planning for building HVAC systems and central plant systems future projects.
Manages the planned maintenance, upgrade and implementation of building automation system projects funded through capital alterations and repairs budgets or other sources.
Perform service functions by monitoring all system points, troubleshooting problems and streamlining programs on building automation front end, and on all Siemens and Johnson Controls main system panels, field devices and I/O device equipment.
Manages operation and maintenance of ION energy information system.
Supports and may manage building or project commissioning or retro-commissioning process throughout campus to optimize energy use.
Uses remote dial after-hours to monitor alarms, failures and respond to emergency situations.
Conducts regular inspection tours of buildings, equipment, and surrounding areas for deficiencies, potential safety, health, or code problems and necessary repairs. Prepares written reports summarizing his findings and advises appropriate staff of findings and recommendations.
Advises supervisor of major work required to maintain buildings.Â
Works with architects, contractors, and building users, as directed, when building renovations or major systems repairs occur to insure that this work is done in conformance with University standards and needs.
Performs other related work as needed.
Associates Degree or equivalent training in a technical field, preferably real-time electronic controls, mechanical system maintenance, operation or design and/or mechanical engineering experience required.
Five to eight years of experience with automated digital HVAC building controls in an Institutional or large commercial environment or with a temperature controls company required.
Three years as lead, foreman, supervisor, controls application engineer, controls project manager or controls account manager where responsibilities include evaluating situations, solving problems, organizing work.
Certificates, Licenses and Registrations:
Valid driverâ™s license.
Technical Skills or Knowledge:
Determining priorities for self and others while dealing with large volumes of information in a multi-project environment.
Communicating verbally and in writing and in working independently with attention to detail.Â Â Â
Advanced training and/or experience in building automation systems (e.g. Siemens Building Technologies or Johnson Controls).
Experience with energy sub-metering systems such as ION.
Strong working knowledge of current windows applications (word, excel, access) required.
Must be familiar with the following program languages, WGX9100, HVAC pro, GPL, and Siemens PPCL.
Must be able to work with Maximo maintenance management system or have experience working with other similar systems.
Strong working knowledge of networks and IT systems.
Must have good written and oral communication abilities.
Attention to detail.
Ability to perform within deadlines, reading; confidentiality; problem solving; written and oral communication.
Requires mobility and agility necessary to access challenging interior spaces and constricted spaces in basements, attics, crawl spaces, etc.
Must be able to respond to emergency calls at any hour of the day and must be willing to work long or irregular hours as needed.
Ability to spend significant time operating with a CRT and keyboard.
Capable of climbing stairs and ladders to reach equipment.Â
Capable of lifting and moving 50lbs.
