BNL's Modernization Project Office's (MPO) mission is to design, construct, and update the physical plant of the Lab to provide facilities where world-class research can be performed.
As a member of the Modernization Project Office, the Construction Manager (CM) / Estimator will serve as the leader and technical expert in the development of estimates, coordination of material releases and delivery to jobsites and quality control for capital improvement, renovation and Operations and Maintenance projects. Cost estimates include labor, material, and equipment requirements. The incumbent will use construction industry standards, construction drawings, specifications, visual inspections and user meetings to formalize the estimate. Working with a wide variety of project teams and trade shops, the incumbent will deliver accurate project estimates by reviewing and contributing to the interpretation of the request for proposal, identifying risk areas and participating in mitigation planning. The CM/Estimator will also be engaged in project troubleshooting, phasing of work, quality assurance, value engineering and change order negotiations.
Essential Duties and Responsibilities:
Responsible for estimating maintenance and repair work orders for the various trade shops, material and equipment purchases and estimating capital improvement and renovation projects.
Prepare quantity and manpower take-offs, union + non-union labor.
Comprehensively analyze plans, specifications, proposals and additional documentation to prepare estimates
Reviews construction drawings/schematic plans, specifications/statements of work to develop cost estimates or rough order of magnitude estimates.
Conducts field investigation of the project site to determine project constraints. Confers with technical, professional and department leaders, designers, consultants, vendors, and contractors to establish and prepare detailed cost estimates.
Coordinates material releases and delivery to jobsites.
Conducts quality control of materials and building systems at job sites.
Performs value Engineering and cost estimate reconciliation
Performs constructability reviews.
Ensures jobsite compliance with approved submittals and shop drawings.
Performs project troubleshooting support.
Performs change order negotiation.
Leads costs estimate reconciliation on assigned projects.
Work directly with Project Managers, Facility Project Managers and Trades' supervision to identify resources required to perform scheduled work
Reports to the Manager of the Facilities Engineering
Required Knowledge, Skills and Abilities:
Bachelor's degree or higher in engineering, construction management or related field
Requires minimum three (3) years of progressive estimating experience in an applicable field
Ability to work independently with minimal supervision
Organizational, prioritization and time management skills
Knowledge of electrical, mechanical, and architectural disciplines
Knowledge of construction processes and terminology
Demonstrated proficiency in Microsoft Office; specifically, Microsoft Excel
Excellent communication skills
Valid driver's license
Preferred Knowledge, Skills and Abilities:
Experience with On-Screen Takeoff, Quickbid or other estimating software
Experience in estimating tasks ranging in value, type and complexity from $5K to $50M
