Departmental Overview Residential and Student Services Programs is part of the Division of Student Affairs under the direction of the Associate Vice Chancellor oF Residential and Student Service Programs. The deaprtment provides student housing, residential life programs, self-operated dining services for undergraduate and graduate students and their families, and child care services for students, faculty, and staff. The department also conducts a year-round conference business, operates five campus restaurants, and manages twenty-six faculty apartments.
Provides coordination and oversight for the performance of maintenance services or project work within assigned facilities. Issue work assignments to Sr. Building Maintenance Worker staff and review work product.
Performs coordination of after-hours planned and unplanned maintenance including scheduling, meeting, providing access, assistance to skilled trades staff, campus facilities staff, specialty contract service providers. Function as liaison between RSSP customer and service providers.
Performs hands-on maintenance work at the Senior Building Maintenance Worker level.
Performs purchasing for self-performed projects and for projects performed by others
Provides supervision for contract service providers, students, temporary staff
Provide training to temporary workers and student staff
Assists Superintendent with specialty services contract specifications and contract development
Assesses necessary staffing levels needed to perform assigned maintenance and project work
Reviews Open Work Order Reports for his/her assigned facilities and reports back to manager work order completion status, backlog information, prioritization, other customer service performance level indicators.
Performs, assists with performing, coordinates preventive maintenance work.
Provides input to Superintendent on performance of Senior Building Maintenance Workers and contract service providers.
Function as a Lead, Performing Project and Contract services planning and coordination:
Assign work, provide oversight for the work of Senior Building Maintenance Workers, student workers, limited appointment staff, contract staff.
Scheduling preventive maintenance work in accordance with established PM schedules
Performing/coordinating work related to performance of PM's - shutdowns, barricade work site, provide access, power, related items.
Coordination and oversight of contract service providers including specialized equipment repairs, providing parts, materials where applicable, related coordination issues
Coordination, on-site direction for special projects including furniture moves, furniture assembly or reconfiguration, special equipment moves, support work for emergency repairs, related work.
Ensure adherence to safe work practices for work performed either individually or by a crew.
Function as working Senior Building Maintenance Worker: -performs all functions of a Senior Building Maintenance Worker -performs facilities maintenance and repairs within the SBMW work scope -performs equipment trouble shooting, repairs, replacement -performs preventive maintenance work
Maintenance Operations Coordination:
Purchasing materials, supplies, equipment.
Sourcing parts and materials for projects.
Sourcing of specialized services for specific projects.
Maintenance shop set-up, improvement, oversight.
Work order management.
Open tag report.
Daily log sheets.
Process development participation.
Fill in for Maintenance Supervisor.
Building maintenance experience including methods, processes, materials used in performing building maintenance work.
Knowledge of buildings, systems, construction terminology, sequencing of operations on projects.
Knowledge of commercial food service equipment, trouble shooting, repair.
Knowledge of parts and materials sources, vendors, including location of obscure or obsolete parts or materials.
Knowledge of specialty services providers - metal, glass fabrication services, specialty welding services, custom machining services, related services.
Knowledge of department and campus purchasing procedures and requirements.
The ability to organize, lead, oversee, direct the activities of others.
The ability to effectively set priorities based on impacts if work is deferred, prior scheduling commitments, special events schedules.
The ability to communicate clearly in person, by telephone, radio.
The ability to organize, keep records related to purchases - invoices, packing slips, related documents.
Knowledge of safe work practices.
The ability to perform basic construction math, take accurate measurements, write materials lists.
