About the Position: The Capital Programs and Facilities Management Department is committed to planning, developing, and maintaining a safe, sustainable, and high quality learning and working environment for the campus community. We are seeking an exceptional individual to join our team as a Maintenance Operations Manager. The ideal candidate in this role should have a positive attitude, an active, energetic mind, and a leadership style that is characterized by highly ethical practices and a commitment to diversity, openness, flexibility, integrity, and kindness. This position will oversee all Physical Plant operations during the night shift. Under direction of the Director of Physical Plant, the position will manage the operation, service, repair and inspection of all Physical Plant systems throughout the campus buildings. Systems include heating, ventilating, air conditioning, mechanical systems, electrical systems, architect systems, energy, emergency systems and custodial system. Related equipment include boilers, chillers, air compressor, piping system, energy management system, cooling towers, fire alarm system, elevators. Develops, maintains and ensures compliance with Physical Plant programs and procedures. Provides support, direction and input on system problems and projects. Develops, plans, researches, prioritizes schedules and evaluates all work. Ensures quality control and proper service response. Develops and maintains shift routines, operational procedures and department programs. Maintains attendance records and provides performance evaluation inputs to appropriate managers. Prepares parts lists, orders parts, monitors inventories and completes purchase requisitions. Coordinates emergency repairs, shutdowns and complex problems. Develops, trains and mentors all staff. Area responsibility is managing approximately 25 custodians, 10 maintenance craft employees and about 1M square feet. This position also covers other manager's daily operations in their absence, which includes an additional 40 custodians, additional craft maintenance and approximately another 1M square feet. Performs other duties as assigned.
Essential Qualifications: Thorough knowledge of the maintenance and custodial trades. Significant experience managing a large, diverse staff, working in a multilayered organization. Demonstrated strong leadership skills and excellent customer service skills. Extensive experience in custodial services methods and practices, maintenance practices, and human resource management. Ability to use new and creative methods to improve effectiveness.
Knowledge of and experience in all type of industrial maintenance equipment and floor care techniques. Ability to train staff in Physical Plant maintenance and custodial procedures and processes. Excellent customer service skills. Ability to communicate effectively with diverse population at all levels of the organization. Skill in using a computer to communicate and complete work tasks.
Ability to work weekdays between 5pm and 2am. Ability to handle campus emergency events.

Special Working Conditions: May be required to work weekends, evenings, or early mornings to supervise staff, participate in, or review maintenance and custodial activities. Will carry a Master Key.
The scope of responsibilities for this position includes the making or participating in the making of decisions that may have a material financial benefit on the incumbent. Therefore, you will be required to file an initial Conflict of Interest Form 700: Statement of Economic Interests within thirty (30) days from date of hire and on an annual basis; and complete the CSU sponsored ethics on-line training within thirty (30) days of appointment, and at least once during each consecutive period of two calendar years following the appointment.
