This position reports directly to the Assistant Vice President for Design and Construction Management along with eight other project managers, an Archivist, a Director of Quality Control, two Planners and an Administrative Assistants. Performs project management duties under direct supervision, manages approximately three to five projects concurrently with budget values in the range of $50K to $45M per project and concurrently manages from one to three of the following: Small scale designs, problem solving analyses and reports. This generic position is typical of all Project Manager positions. Responsible for reviews of all projects managed by the office for adequacy of all aspects of complete design; code compliance and GU standards. Position must coordinate all project design issues with appropriate staff counterparts in the other Facilities and Student Housing areas and the Office of Information Technology. The incumbent manages four to eight project teams; each consisting of from five to twenty team members. Incumbent must hold consultant and contractor team members accountable for performance of work stipulated by the contract scope of work and schedule. Duties include but are not limited to:
Manages projects which are characterized by large size and dollar value, complexity or unusual features, from design concept stage through construction documents, bidding, and construction administration, to close out and turnover to customers and operations and maintenance (O&M) personnel.
Provides direction and coordination of project teams comprised of customers, consultant architects and engineers, construction managers, contractors, (O&M) personnel, contracting specialists, and fellow project managers.
Obtains and assists in the solicitation of project approvals from internal University entities, appropriate government agencies, and community interest groups.
Develops and ensures adherence to project budgets, schedules and GU quality and code standards.
Responsible for the performance of design reviews of civil, structural, electrical, mechanical, plumbing, and environmental engineering, along with architectural, life safety and barrier free accessibility for the physically challenged.
Analyses of all Project Management team projects as assigned.
Conducts or solicits on-site inspections of all aspects of projects to evaluate A/E designers and contractor performance and confirm the satisfactory progression of work.
Performs all architectural and engineering planning and design of small projects (less than $40,000 construction value), resolution of problems involving the principles and practice of architecture and all aspects of engineering; conceptual utilities planning within the context of Master Planning, and the application of CADD proficiency relating to development of facilities planning studies, problem solving, and manipulation of data base information for development of reports as well as oral and written presentations.
Reviews regulatory compliance of University facilities relative to environmental issues (underground storage tanks, asbestos, lead paint, storm water management); and manages corrective actions as necessary.
Supports the Roads and Ground Program, the Deferred Maintenance Program, and the Building Condition Survey Program.
Assists in the Information Technology, Security, Signage and As-Built Recordation issues.
Performs special project activities requiring application of technical expertise to the development of solutions to unusually difficult problem, as assigned.
Bachelor's degree in Civil, Structural, Electrical or Mechanical Engineering, Architecture, Landscape Architecture, Construction or Project Management degrees preferred
Five to eight years of progressively responsible experience managing the design, construction and contract administration of facilities renovations and new construction.
State Registration, as a professional is highly preferred
Must be computer literate with specific knowledge of CADD and project software
High level of interpersonal skills for daily interaction with faculty and staff, customers, GU managers, team members, and public agency officials
Must have excellent oral and written communication skills
Ability to prepare clear and concise reports, a variety of matrices, oral presentations and code analyses
